Concrete tiles have a defined design life — typically quoted at 30–60 years, but in coastal conditions the lower end of that range is more realistic. The surface of concrete tiles absorbs moisture and is subject to UV degradation — a process that manifests as surface spalling, colour fading, and eventually a granular surface that retains water rather than shedding it.
In Chichester's harbour air, the concrete tile stock on post-war estates in Portfield and Donnington is showing widespread end-of-life symptoms at 40–50 years. The galvanised nail fixings corrode significantly faster in the coastal environment than in inland equivalents — nail sickness in this area is appearing at 35–40 years on some properties, well ahead of the nominal design life.

Welsh slate and other natural slates perform extremely well in coastal conditions — the material is dense, low-absorption, and highly frost-resistant. The main failure mode is in the nail fixings rather than the tile itself — a process called nail sickness where the original iron nails corrode and the slates begin to slide.
Original slate roofs in Chichester date from the mid-Victorian era and many are still performing well — with regular nail replacement they can remain serviceable for 150 years. Where full slate replacement is needed, Welsh slate is the appropriate material for conservation area properties.
